Bay Area Pavement Marking Since 2004
Why Choose
Tri Valley Striping
Things come and go. Kids grow up and move to different streets. Bay Area sports teams leave. Things change, block by block, city by city. But some things don’t change.

How it Started
Built on Referrals.
Tri Valley Striping has been quietly keeping this region’s roads and parking lots looking new since 2004. Allowing places to feel premium, professional, welcoming, and safe. Most people never notice the detail and precision that goes into this work. They just feel it.
The people who work here love their jobs, not just because they have a thing for perfectly measured lines and a clean seal coat, but because they see their work every day. Dropping their kids off at school, driving to the next job, stopping by an old friend’s place because they’re in the area after a job. This is their region. The work shows up in their daily life whether they’re on the clock or not.
2004
In 2004, Landy Rath founded Tri Valley Striping on a simple premise: do the work right, show up when you say you will, and let the results speak for themselves. TVS began by providing project analysis and supervisory support to other striping companies before launching its own direct operations in 2008.
Upgrades
Same Crew. Better Resources.
In 2024, Tri Valley Striping moved into its next chapter under the leadership of Will Gibson. This wasn’t a turnaround. It was a deliberate handoff of a company that was already working.
Will and his team came in to build on that 20-year foundation. The core crew and the way TVS does its work remain exactly the same. What changed is what’s behind the scenes:
Modern Systems
Bidding and scheduling processes overhauled to be faster and more responsive.
Increased Capacity
Greater investment in specialized equipment to handle larger volumes and tighter deadlines.
Active Mentorship
The founding team remains involved weekly, ensuring institutional knowledge is never lost.
Why Clients Come Back
On Reorder.
Every Time.
General contractors, paving companies, and public works departments don’t want to babysit a striping sub. They want someone who knows the federal ADA guidelines, understands local municipal inspector interpretations that vary city to city, and stays on schedule without being chased.
That’s why our clients put us on reorder. They know exactly what they’re getting every time.
Our crews are out across the Bay every day, from Fremont to South San Francisco, Walnut Creek to San Jose. Some might say we have a little OCD about it. The lines are straight, the stencils are clean, the site gets left the way it was found, and yes, the crew knows every good local lunch spot.
We Think About What You Don’t Have To
Federal ADA guidelines. State compliance requirements. Municipal inspector interpretations that vary city to city across the Bay Area. We know that territory.
The everyday work, parking lot striping, signs, stencils, curbs, bollards, playgrounds, warehouse floors, is second nature. Here’s where TVS separates from most striping companies in the Bay Area.

Thermoplastic Projects Since 2022
Thermoplastic
Thermoplastic road markings are the core of our operation and the most demanding work in this trade. Municipal streets, school campuses, parking structures, and major commercial corridors. We have completed 369 thermoplastic projects across the Bay Area since 2022 alone.
124
ADA Projects Since 2022
Real liability for property owners when done wrong. We navigate federal guidelines, state requirements, and local inspector interpretations that don’t always align. We know what passes inspection and why.
66
Seal Coating Projects Since 2022
Underestimated by most, done poorly by many. When it’s done right it extends pavement life significantly. When it’s rushed or cut short it shows within a season.
Scale is not a problem. We have completed nearly 1,100 projects across nine Bay Area counties between 2022 and 2025, from five-space lots to 2,000-stall structures. We have the crew and the equipment to handle volume without it showing in the work.
